Europa by the Sea is one of the Fort Lauderdale condos for sale found on Ocean Drive.  Like many of the condominiums in the area, it has a location directly on the beach which increases its appeal tenfold and adds even more to an experience that is already amazing.  If you're considering Europa by the Sea, take a look at this month's listing highlight.

Unit 1101 is a three bedroom, three bathroom condo within Europa by the Sea with over 3700 square feet of living area.  Dubbed the “Ibiza model” it's got a great list of features that include granite kitchen countertops, marble bathroom floors, a spacious balcony that offers wondrous views of the Fort Laurderdale cityscape and much more.  Don't forget you'll also be able to make use of the amenities found within Europa by the Sea.

If you are in Fort Lauderdale looking for a nice happy hour with live entertainment, you won't go wrong with Truluck's.

Sit in the bar area between 5:00 and 7:00 and order from the half off bar menu. The food and cocktails were out of this world, not to mention the piano player who also heightened the experience.

Great way to try a high end restaurant without busting your wallet!

A major perk of choosing Fort Lauderdale real estate is the fact that you can choose an inland property just as much as you could one that overlooks a bay or the ocean.  If you’re interested in the latter and consider yourself a frequent beachgoer, you may want to take a look the Coconut Grove Residences condominium.

The primary highlight of Coconut Grove Residences may be the pathway that leads directly to the sunny sands of Fort Lauderdale Beach but we can’t go on without giving you a taste of the actual Fort Lauderdale condos inside the building.  Some of the features you’ll find include walk-in closets, marble vanities, glass railed balconies that look out onto the ocean, European kitchen cabinetry, “Smart Building” technology and much more.

Just north of Coconut Grove Residences is South Beach Park while the Broward Convention Center is to the southwest, two spots you can visit while remaining near your home should you choose to live in this condo.  To learn more about the Coconut Grove Residences or other Fort Lauderdale condos for sale, please click here.

Bank of America offers up to $20k to entice short-sales rather than letting them linger in foreclosure. Only homeowners whose short-sales are submitted for approval to Bank of America before Nov. 30 will qualify. Sounds like a general incentive to struggling homeowners who may otherwise fall into Florida's foreclosure abyss.

Florida's real estate market has struggled to maintain its footing, constantly fluctuating in sales gains and price drops.  While some markets are doing better than others, South Florida has been closely watched since that's where two major tourism destinations (Miami and Fort Lauderdale) are located.  So how are things doing down here?

In terms of Fort Lauderdale real estate, it's actually doing significantly well when compared to the rest of the state.  Single family home sales and prices actually improved during the second quarter, in fact Fort Lauderdale was the only market that saw prices and sales increase simultaneously.  Sales of Fort Lauderdale condos were also up by nine percent while the median price inched up seven percent to $76,000.

Will the rest of 2011 see even more encouraging numbers for Fort Lauderdale real estate?  Only time will tell but it looks like things are on the right path for now.

Are you a Bank of America customer?  Are you having trouble staying on top of those mortgage payments for your Fort Lauderdale homes?  You may want to set aside some time this week to drive down to Miami Beach and speak with one of the representatives during its three day mortgage modification event.

Starting this Thursday, Bank of America is looking to do some apparent PR management and fix some Fort Lauderdale real estate mortgages.  Homeowners can talk to representatives about modifications and other options they may have available to them.  During previous events like this one, a number of homeowners got a decision on the spot so if you're in a tight spot, it might be worth heading there as you can potentially end up with a significantly lower monthly payment that will give you some extra room to breathe.

These types of events typically draw out thousands of potential clients so you may wish to drive down to the Miami Beach Convention Center at a relatively early time, especially for parking if you plan on going on Saturday.
